The Party Wall etc. Act 1996 sets out the legal process that must be followed when certain building works could affect a neighbouring property. This can include extensions, loft conversions, work to a shared wall and excavations close to neighbouring buildings.

Our surveyors can act as the Building Owner’s Surveyor, Adjoining Owner’s Surveyor or Agreed Surveyor, depending on the circumstances. We can manage the process from the initial notices through to completion, including preparing Schedules of Condition, responding to counter-notices and preparing Party Wall Awards where required.

When might you need Party Wall advice?

The Party Wall Act may apply if you are:

• Cutting into, altering or carrying out works to a shared wall

• Building a new wall on or close to a boundary

• Undertaking structural works that could affect an adjoining property

 

Even where you have a good relationship with your neighbours, it is important to establish whether the Act applies before work begins. Following the correct process can help protect everyone involved and reduce the risk of delays, disagreements or additional costs later in the project.
